Overview

KNX hotel guestroom systems automate lighting, HVAC, curtains, and access control in each guest room with central property management system (PMS) integration.

Typical Guestroom KNX Layout

MDT room controller (SCN-LCRM.01) for HVAC setpoint and valve, MDT actuator (AKU-0816.03, 8-channel) for lighting circuits and curtain motor, Gira 55 flush-mount button interface (bedroom/bathroom switches), and card holder energy switch (Gira 20050 or Jung ES1 card switch, 10A).

Card Holder Energy Switch

Magnetic strip hotel card inserted → N/O contact closes → sends KNX telegram '1' to master energy GA. On card removal → sends '0' → KNX logic: delay 60s then set HVAC setback (21°C → 18°C), dim all lights to 0%, close curtains.

KNX Scenes and DND/MUR

KNX scenes: Welcome scene (card insert, lights 50% warm, bathroom light on), Sleep scene (lights off, bathroom night light 5%, HVAC 20°C), Wake-up scene (timed, gradual light increase 06:30). DND (Do Not Disturb): room panel DND button → KNX binary output → KNX dry-contact relay → door sign LED illuminated (12VDC), corridor panel DND indicator. MUR (Make Up Room): separate button → KNX binary output → corridor panel display.

PMS Integration

PMS integration (Opera/Protel/Mews): LOYTEC LGATE or Intesis KNX-BACnet-IP connector translates KNX room status to BACnet objects read by PMS middleware. Check-in event from PMS: writes BACnet BI:1 = Active → LGATE → KNX GA room occupied → Welcome scene activated. Check-out: PMS writes BI:1 = Inactive → KNX energy off, HVAC deep setback (16°C), report minibar usage.

Minibar and Wake-Up Call

Minibar monitoring: magnetic reed switch on minibar door → KNX binary input → LGATE BACnet object → PMS records minibar access time. Wake-up call: PMS sends wake-up time to KNX time object → KNX scene activates at exact time (lights, curtains, HVAC ramp to 22°C).

Energy Saving

Card holder switch reduces HVAC energy by 25-40% in unoccupied rooms versus 24/7 comfort setpoint operation.
